Construction Update - Our first surprise!
Have you been one of the daily parade of members who drive by to check on the progress of our construction? Good news to those of you who haven’t, we have walls and a roof for the new storage room and bathrooms on the second floor.
Of course to get there we had our first surprise, TWO ROOFS were discovered over the kitchen and existing baths and neither one of them was flat! Thanks to the brainstorming of our architects from Arai Jackson and the hardworking folks at Zeigler, construction solutions were crafted and our first change order for the unexpected was received. This may have been our first, but it will not be our last since our building has had more lives than most cats.
What’s next you ask? They’ll be continuing in the new area with roofing, framing inspection, wrapping the exterior walls to protect the new area, and keeping the existing building dry. This will be done by Thanksgiving.
Also by the time you receive this newsletter, the electrical and sprinkler crews will have started their infrastructure work in the main body of the building. By mid-December they will be joined by the mechanical and plumbing crews. While all this is going on, the Zeigler folks will be continuing all the basic demo and construction as they put in the beams and framing for the floor infill.
Amara will continue to take pictures of the progress every week. They will be posted by the coffee pots in the main dining hall and the office at Camp Don Bosco. We had our first membership walkthrough at the center Nov. 15 but had little turnout. We will have our second walkthrough Dec. 20th at 11:30 a.m. Come

News From The Job Shack
The project is moving ahead as planned. As a lot of you have seen there is the start of a new addition at the Senior Center. Mother Nature was definitely on our side for the last bit of fall and we were able to get the new addition built and dried in - ready for the winter months.
Now we can concentrate on exterior siding and miscellaneous exterior work along with moving inside and constructing the new program rooms. In addition there are a lot of new faces on the project including the HVAC, Plumbing, Electrical and Fire Sprinkler Contractors.
If you have the opportunity please stop by during one of the scheduled “Field Trips” for an on hands look at the exciting progress.

The Senior Center is in the process of upgrading the facility in order to meet increased expected demand over the next 15 years as the senior population grows. This process included a lengthy Board, Member and Consultant process in 2009 to address the needs of the facility. A Facility Master Plan was agreed upon by the Board of Directors and a pro-bono assistance was provided in rough design sketches necessary for grant application purposes.

The improvements is broken up in to 5 phases which include replacing a large area of the previously removed second floor, reorganizing the floor plan to better meet program needs, building out an addition to the second floor, upgrading HVAC systems, improving lighting and acoustics and improving storage facilities. Improvements and phasing are outlined in more detail in the report. King County CDBG funds were applied for and have been awarded in the amount fo up to $600,000 for the design of Phases I-V. It was determined during the design progress meeting that the design of Phase I and II will proceed to construction level and Phases III through V to schematic design level.
Funding of Phase 1 has been received. We are awaiting the release of the CDBG funds for Phase 2 from the Dept. of Housing and Urban Development. Upon their arrival our construction schedule will be set and moving time lines will be announced.
